VA Home Loans
A VA home loan is a mortgage option backed by the U.S. Department of Veterans Affairs and designed to help eligible veterans, active-duty service members, and qualifying surviving spouses buy a home or refinance.
Because VA loans include a government guaranty, they may offer benefits that are not available with some conventional loan options. For eligible borrowers, this can include the possibility of purchasing a home with no down payment, no private mortgage insurance, and more flexible qualification guidelines.
Final loan approval, credit requirements, and available terms depend on the borrower’s full financial profile, property eligibility, and lender guidelines.
To qualify for a VA home loan, you generally need to meet certain service, eligibility, and lender requirements.
Eligible borrowers may include:
-
Veterans who meet minimum active-duty service requirements
-
Active-duty service members
-
National Guard or Reserve members with qualifying service
-
Certain surviving spouses of service members who passed away in the line of duty or from a service-connected disability
Most borrowers will also need to:
-
Obtain a VA Certificate of Eligibility, also known as a COE
-
Meet the lender’s credit, income, and debt requirements
-
Use the home as their primary residence
-
Purchase a property that meets VA and lender standards for safety, condition, and livability
VA loan eligibility and approval are subject to VA guidelines, lender requirements, credit approval, income verification, property approval, and occupancy requirements. Not affiliated with or endorsed by the U.S. Department of Veterans Affairs.
